Valeco Homes Review - Our Experience

We found the block of land - loved it
We designed the house to go with the land - loved it
We carefully selected the builder, Valeco - biggest mistake of my life.
I still love the land and the house design but getting it built to the standard we paid for has been horrendous.

 The nightmare began a few weeks after our build started in January 2017, when a 5 metre deep excavation was done in the middle of our driveway when no excavation was required - it was so big you could fit a couple of townhouses in there. What did Valeco do? Well the site supervisor tried to carry on and the office and owners ignored us for many weeks until I posted a question on product review. Is this resolved? Well it’s now March 2018 - yes more than 12 months on and the resolution has yet to be actioned, in fact we were offered a substandard solution not based on full disclosure. You would think that this would be the one big thing that went wrong - well no!
63 weeks into our build and it is still not finished and unlikely to be so for another 3 months.

 Issues in brief
  • Slab wrong size
  • Defective frame/ crooked walls (redone)
  • Cladding was taken off and redone
  • Rendered brickwork had to be taken down and redone to fit damp course
  • Window and door frames initially not packed
  • Painting - my dog could do a better job but we are getting there
Any rectification work was done unwillingly and only when we forced the issue. The QBCC have been to site now on 3 separate occasions. Nothing has been finished properly the first time with the exception of the tiling and they did a great job.

 EVERYTHING has been a battle. Whilst I love my house and where we will live, ultimately it really is not worth it.

 If you are considering building with Valeco, get each stage independently checked, use the QBCC early dispute resolution service if something goes wrong and check that work is actually put right not just covered over. Better still consider another builder. Good luck.

Visited Site - not sure if I should laugh or cry

22 April 2017 - Well after 9 weeks since the excavation was done in error, Valeco finally came to fill and compact the area. I am speechless, because it's starting to feel like a comedy of errors. If this is the finished product then we are still left with a 1.5 metre drop in the smack in the middle of our driveway - great for dirt bikes for a car impossible. Maybe there is more work to be done but since we have received no communication from the site supervisor who knows? Well back on to the office, hopefully the problem will not take 4 weeks to acknowledge this time. 24 April 2017 - get a call from the site supervisor. He makes it pretty clear that's all we were going to get, but he may do something in the future maybe - so reassuring! His back to 'natural level' is not what was agreed and it is not the level that was there before he dug 'his hole'. Hopefully the owners who are aware of our situation will take care of it who knows? Starting the build with Valeco

Estimated Completion Date 11/09/2017 The new year came and I was looking forward to meeting the site supervisor for our first on-site meeting. Jan 2017 - So I was pretty surprised when I got a call in mid January to inform me that if i wanted to get extra conduit in (part of our contract) then it would need to be done that day. This was my first contact with the site supervisor and I found out at that point the site had been cut and pipes were been laid. With the slab to be scheduled for the following week (end of Jan).  There was no first on-site meeting to discuss the project but hey work was underway and it was moving fast. That weekend I was itching to have a look at what had had been done. And yes a cut block with pipes sticking out was exciting because it was a start.
